The Moxy Hotel, Marriott's millennial targeted, "fun" brand in their portfolio, is opening a second location less than a year after opening their first NYC location in Times Square. Marriott opened Moxy Hotel Times Square, located at 485 Seventh Avenue, in 2017. The Financial District outpost, to be known as Moxy NYC Downtown, will feature 298 rooms and will be located at 26 Ann Street, developed by Mark Grodan and Tribeca Associates. Tribeca Associates acquired the rites to the site via buying a 99-year ground lease for $54.13 million in 2014.The hotel, which was designed by SLCE architects flows through block-to-block from Fulton Street to Ann Street.

The tech-savvy Moxy NYC Downtown is targeted at millennials complete with a co-working environment during the day which turns into an "neighborhood-friendly, all inclusive club" at night. Amenities include a basketball court, fitness room, nightclub, vintage video games, restaurants, bars and lounges. The hotel is expected to open this summer (2018).
