Silverstein Properties has revealed The Avenir, a $7-billion-dollar development that aims to reshape the Far West Side of Manhattan in partnership Rush Street Gaming and Greenwood Gaming. Planned for 41st Street and 11th Avenue, the project will rise 45 stories, 785’, and bring together a mix of hospitality, dining, culture, and entertainment in one destination. The project is designed by CetraRuddy Architecture and Steelman Partners. The centerpiece will be a 1,000-room Hyatt hotel paired with a modern gaming and entertainment venue. Plans also include a culinary marketplace led by acclaimed restaurateurs, wellness amenities such as a spa and fitness club, a rooftop pool with city views, and a performance venue designed for intimate cultural programming. The base of the tower will house a glass-wrapped community gallery, intended to serve as an accessible public space that highlights rotating exhibitions and local arts initiatives.
Beyond the architecture and amenities, The Avenir is positioned to deliver lasting benefits to the neighborhood and the city. Silverstein Properties projects thousands of union construction jobs and permanent roles in hospitality and operations, while also committing to affordable housing units off-site and long-term community investment partnerships. Additional funding is expected to strengthen transportation infrastructure, with revenue contributions to the MTA estimated in the billions over the first decade of operation. Located near the Javits Center, Hudson Yards, and multiple transit hubs, The Avenir is being framed as more than a hotel or entertainment complex—it is envisioned as a catalyst for economic growth and cultural energy on Manhattan’s West Side.
